Description
Brand new two bedroom, two bathroom, light filled home with energy efficient double glazed windows throughout.
It is really like an apartment with the luxury of the outdoors, with more privacy and more space as well as less noise than apartment living.
To share with the female owner, who works as professional psychologist and performs administrative duties from home so likes her own space to work in the lounge room in the afternoons/evenings, along with Laurent, the little friendly dog in the photos. :-)
We haven’t lived in the new house yet ourselves so it really is brand new and we are looking for the right tenant.
I would like this house to remain in good condition so prefer a tenant who won’t do a lot of cooking with oil or grease and messy techniques. I eat a lot of steamed and baked vegetables without any oils. People who don’t cook much would be great.
I don’t mind people who prefer to keep to themselves and like to stay in their rooms and create a little set up of a home in there as I am used to living independently and like my own space too. However, I am also very friendly and happy to talk with people who like a chat or with whom I resonate.
The area:
Literally across the road ANU yet in a quiet tree-lined street in a safe homely area.
Walking distance to ANU and the express bus routes which include direct buses to UC and shopping malls as three other local bus routes.
It is is like living on campus without the hassles and noise of living on campus and a lot more privacy.
Close to everything you need so you won’t need a car or to use your car if you prefer to save on parking costs.
It is next door to the city without the noise of the city. Easy walk to the city (5-10 mins) or a 1-2 minute bus ride or a cheap Uber if carrying groceries or going out at night.
The bills:
All bills included in the rent including NBN with a smooth 50 speed connection that almost always seems to be pretty close to maximum speed with no drop outs.
I can also include basic sundries unless you prefer to use your own.
Laurent is happy to be shared but he is also very trainable to not go near your room or things if you don’t like dogs.
The room:
I am flexible with the bedroom I use as I both have their special features so added photos of both.
Each room has reverse cycle air conditioning as well as a premium powerful ceiling fan as well as own bathroom.
They both currently have a queen size bed in the photos which gives you a perspective on the size.
You could easily fit in a desk. I prefer you bring your own desk or buy one to suit you. They are pretty cheap online and delivered quickly. You can also bring your own bed and other furniture as long as you can move what is in ther into the garage.
The room that is probably best suited for a tenant is the one with green feature wall, which is the one I prefer and had set up to be mine until I decided to rent. It has a separate entrance and en-suite but the en-suite may need to house the washing machine as some stage which would need to be shared. And the mattresses would need to be swapped as my mattress is currently on the bed in the green room. Someone who can help with that would be high on the list. :-)
The ideal tenant:
Short term to begin so we can work out if it is a good fit but I would definitely consider long term and prefer it.
Looking for an independent mature professional or similar post graduate. Would definitely consider others, the preference is for inner maturity and a person who with a quiet lifestyle when at home.
It is ideal for visiting academics.
I would also consider those from interstate who work in Canberra during the week or temporarily and need a place to stay while here rather than a share house.
